This assistance is up to 4% of the first lien mortgage. So, for example, on a $150,000 first lien mortgage this would calculate to $6,000 for the first time home buyer. This $6,000 could be used as a down payment and/or towards closing costs. How does the First Time Home Loan Program work? A 10-year deferred forgivable 2nd lien is placed on the home. A first time homeowner will NOT be required to make monthly payments on the 2nd lien unless they cease to occupy the home during this 10 year period.
